It’s Been A Good Investment Property Relationship For 25 Years – Benny

I first met Benny in the mid-1980s when he was buying an investment property on Willow Avenue in the Beach neighbourhood.

He bought and sold other homes over the years and, while he was a landlord, Benny came to me often for advice and assistance with checking out new tenants for his various properties.

When Benny decided to sell his tenanted property near Dufferin and Dupont that he’d owned for almost 20 years, we met to talk about cosmetic improvements he might want to do.

The curb appeal was definitely lacking so he had the front trim and porch painted to snazz that up and he had the basement bedroom for the lower level suite painted as well.

I chatted with the tenants (lower was on a lease – the upper was month-to-month) to set up agreable showing times and gave them an incentive to allow showings within those set hours.

The upper unit showed really well with excellent tenants – both of us were happy when we heard that the buyer was going to assume all the tenants and allow them to stay on.
