Could It Really Be This Easy – Meg And Toby

Meg & Toby contacted me as they were toying with the idea of moving.  They had been in their downtown condo for a few years & in that time baby Cormac had arrived.  :-)   Suddenly the condo was starting to get smaller & smaller & the idea of him starting to crawl/walk around was making it feel tiny!

I went over and did the Room-by-Room review, with a few cosmetic-only suggestions to prep the condo to show at it’s very best… which Meg and Toby gratefully appreciated and did with no problem!

We sat down together to review the most recent, comparable sales in the building and decided on our asking price.  We also reviewed the three different marketing packages that our Team offers and chose the Stand-Out Marketing, Level 1, which includes the full colour feature sheets, email marketing, etc. 

Considering they had a baby, showings aren’t the easiest thing to contend with, so the idea here was most definitely to put ourselves in a prime selling position, with the appropriate marketing and pricing, that would get this condo sold for the most money and the fastest time!  An ideal sale, shall we say!  ;-)

Imagine this… it worked!!  We were on the market for 8 days in total.  Had a handful of showings and ultimately sold for just over 98% of the asking price!  Woohoo!!  The conditional period was really short, as we had already ordered the Status Certificate (aka condo documents) well ahead of time – we firmed up in 3 days!

The entire selling process was less than 2 weeks… with a result of over 98% of what we were asking for… not too bad at all!
